The Kenyatta's Family Multi-billion project: The Northlands City

In 2018’s fourth quarter, the construction works kicked off and will see the connection of plots to roads, sewerage, electricity, internet and water. The whole project will be executed in four phases which will take over 50 years span.

Approximately 15km from the Nairobi city center lies the Northlands City project. The mixed-use development project sits on an 11,576-acre parcel of land in Ruiru. The property is owned by the Kenyatta family.

The property is traversed by the Eastern Bypass and was under the utility of a milk processing farm, Brookside Dairies, as well as the Gicheha Farm, the family’s livestock rearing business. The project is estimated to cost Ksh 500 billion and will comprise residential, industrial and commercial units which will accommodate approximately 250,000 people.

The Northlands City masterplan sets aside some 3,570 acres for housing. 3,134 acres of these, are earmarked for low-density housing, 306 for high-density housing and 130 acres for medium-density residential housing. 

The low-density housing section will hold 601 villas. In addition, there will be 1,320 townhouses in the same segment. The medium density segment area is reserved for 368 housing units blocks of flats and some 670 townhouses. There will be 6,980 units in blocks of flats and a further 3,100 townhouses in the high-density residential housing area.

The plan sets aside some 390 acres for a business district. 33 acres of these, are set aside for a shopping mall or a hotel and two acres for a clubhouse.

695 acres of the property are earmarked for an industrial park out of which 650 acres are for logistics park and the rest for the Brookside Dairies.

The biggest piece of this land, 5,156 acres, has been set aside for wildlife conservation as well as agriculture whose occupant will be the Gicheha farm. Further, some 1,697 acres have been earmarked for open recreational space.
