This is the first thing most homebuyers consider before investing in a home. Can they trust the environment? Is it at the same level as their lifestyle? The location will often determine the social amenities provided. For example, homes in posh estates mostly have good roads.

  1. Number of Bedrooms

Even before most buyers look at the living room, they would want to know the number of bedrooms in a house. Will their families be well accommodated? Or will some family members sleep in the living room? Large families need a house with more bedrooms while the young professionals and small families can do with one or two bedrooms.

Most households are managed with women and women love good kitchens. Kitchens should be spacious enough to house equipment such as the fridge and cooker. It should be well fitted with storage facilities, a delightful sink and appealing countertops.

A majority of buyers prefer a master bedroom that is en suite, a walk-in closet and enough space to accommodate at least two people.

Buyers should be provided with at least two car parking spaces per house, and this should include a freeway for cars to move freely in the parking area.

This is one of the most overlooked selling points in property listings. Buyers would not want children playing around the parking area scratching their vehicles and messing with their side mirrors. It is also not a safe place for children to play. There should be an area specifically allocated for the children to play. If it’s a house with its own compound, highlight how the compound can accommodate a play area.

Storage could be in form of an additional small room or extra space in the garage, a pantry, shelves, drawers or compartments. There will always be extra staff that will require space.

Apart from guards manning the area 24 hours 7 days a week, which security features do you offer? Secure doors, alarm systems and security cameras are some of the features you can point out in the listing.

      5. Energy and Water Efficiency

The importance of water and electricity in a house can never be downplayed. In areas where the supply of electricity is not reliable, having a standby generator will make your property sell like hot cake. The same applies to areas with scarce water and having a borehole.
