Investors Continue to Win Jackpot Valued Billions in Embakasi

Embakasi is a division of Nairobi located in the East-central business district. It is divided into five divisions: Embakasi South Constituency, Embakasi North Constituency, Embakasi East Constituency, Embakasi West constituency, and Embakasi Central constituency. It includes estates like Imara Daima, Pipeline, Kwa Njenga, Kwa Rueben, and Kware.

According to Kenya’s 2019 census, Nairobi contributes 9.2% of the country’s total population, equivalent to 4,397,072 people. From 2009 to 2019, the population of Nairobi city has grown by 40%.

The population of the capital city has almost doubled in the last 10 years. Nairobi's population is expected to grow more due to the high rate of rural to urban migration. More graduates from colleges, and universities are moving into the city with the hope of finding green pastures.

In the 2019 census, Embakasi district recorded the highest population with 988,808 in Nairobi sub-county. It is one of the residential areas preferred by many due to its advantages. Embakasi is well served with a transport system making it more accessible. The outer Ring high connecting the city with Jomo Kenyatta International Airport makes it easier for residents to access the city center. 

Embakasi estates are also served by the Kenya railways making it a more convenient residence for people with routine jobs since it reduces the delays in traffic jams. The railway is also cheaper for low-income earners working in the city making it the best choice of residence. The newly built digital expressway also passes through Embakasi connecting the city to the Jomo Kenyatta International Airport.

Many real estates both local and international investors have invested in building tall buildings and flats able to support Embakasi’s staggering population. Despite the lade population there exist minimal housing problems in Embakasi.

According to our research, the new residents from upcountry in Nairobi are likely to settle first in Embakasi, and if their economic status improves from the time of their entry, they are likely to move to areas like Runda, Lavington, and other areas associated with higher income earners.

In conclusion, the real estate industry needs to construct more tall and modern homes to serve the growing population in Embakasi since it is the preference of most people for residence.
