For any transaction to be smooth and successfully done, the parties involved must have the required negotiation skills and tactics for them to come to a mutual agreement without either party feeling taken advantage of. Therefore, the involvement of agents in any of the transactions gives the parties ideal prices and contract terms because of their expertise in the field, leading to a smooth and successful real estate transaction. Therefore, the agents serve a vital role as follows:

Agents are believed to provide guidance around issues like offers, counteroffers, and home inspections. Arranging and overseeing the property on behalf of the willing or potential buyers in advance, allows the agents to have first-hand information disseminated to their clients which creates trust between the agents and the clients. This motivates them to push for a win on the side of their clients during the negotiation, and at the end of it all, a deal is sealed, and both of them mutually benefit.

Due to their persuasive language, they promote selling a virgin home, land, or any commercial property to a customer, and in so doing, profit must be gained. They also ensure deals are sealed, problems are solved, and conflicts are managed as a result of strong chemistry with the clients. This is because, during the negotiation process, an impasse might occur, leading to unnecessary conflicts. Since they are well-versed and have the skills and tactics, they end up solving the conflicts amicably and getting the transaction successfully done.

Agents are also answerable to disturbing queries arising from their clients via email, phone, social media platforms, or physically, thus bridging the communication between buyers and sellers. This in turn facilitates productive discussion, and the client's interests are protected.

Agents being well-versed, they act as an intermediary between the clients by giving the actual information in the marketplaces revolving around the real estate investment to avoid future problems that might arise.

Therefore, agents are required to carry out reconnaissance at the ideal location where there is  commercial property ready for a transaction. This ensures the place chosen is ideal, suitable to the client’s needs, and ready to withstand any future problems like flash floods, earth tremors, or any natural calamity without affecting the clients' property negatively.

Henceforth, the government, in conjunction with its experts in real estate investment, should raise awareness among the public, especially those willing to venture into this kind of business, of the importance of having registered real estate agents and, at the same time, partnering with and advocating for them.  This will ensure there are smart and successful real estate transactions, apart from the agents finding the property/buyers for their clients.
