Building a house may sometimes be too expensive to the extent of using a large amount of money on this investment. The results are often sweet, however, it can be more costly if there are mistakes that could have been avoided during building. Here are some of the mistakes;
1.Saving on rent by building a house
Most people do this and think they are saving their rent forgetting that a house is not an asset but a liability. We give it money, it doesn't give us. For example, if a small family rents a two-bedroom house that is one hour journey to and from their workplace at 25k per month. Then the family makes a decision to buy a Ksh 1 million plot and uses Ksh 5 million to finish construction and now their new place is a 5hour journey to and from their workplace and this becomes tiring. It takes them longer to get used to it and this leads to more costs incurred. People ought to understand that they build their house to have the comfort of living in one's property rather than thinking about saving on rent.
2.Small windows don't save on costs
As they say, windows cost at least 4 times the cost of masonry. When you make your windows small during construction, you are not saving on costs but rather you are settling for smaller windows. When you want to know the cost of construction material, then see its usage in construction.
3.Flat roofs are not cheap
This is because they are made of reinforced concrete, that is concrete and steel that is held by a formwork and needs meticulous water proofing that is more expensive than medium to low-end galvanized roofing. Also, there are other scenarios that make flat roofs cheap.
4.Consultants are expensive
As they say, cheap is expensive. Most people use shortcuts to save on costs which they will, later on, pay for it. Those buildings are urged to have consultants that would help to guide them.
5.Storeyed Structures are cheap
Stored structures are more expensive than bungalows. Bungalows have large plinths of foundation and more roofing and ceiling materials. They also consume more land and when using high-end roofing, can get very expensive. Also, where you have unstable soils, it is very expensive to have a bungalow.
