2024 Nairobi Land Rates for Apartments
The rates to be levied depends on the size of the units and location.
On 13th October 2023, Governor Johnson Sakaja assented to the Nairobi Finance Act 2022. This meant that Nairobi city residents will have to dig deeper into their pockets for county services and facilities. Amongst the facilities are apartments.

For instance, individuals who own apartments within blocks and shared common areas within the apartments will have to pay land rates to the county government from January 2024. Any person with a title deed will be required to pay the rates. This is because once a transaction between an owner and a buyer is complete, it means that the property now solely belongs to the buyer.
However, the rates to be levied depends on the size of the units and location. For example, land in Karen is valued between 20 million shillings and 35 million shillings per acre. On the other hand, the same size of land in Upperhill is valued between 200 million shillings and 300 million shillings. The tax paid will be 0.115 percent of the value of the land.
The county government stated that there were measures in place to avoid double taxation on the various assets. It also stated that any person who fails to pay their land rates will be charged an interest of 3 percent per month until the same is paid in full.
