The Business Bay Square (BBS) mall located in Eastleigh Nairobi, boasts itself of taking over the “largest mall in East and Central Africa” title from the famous Two Rivers Mall.
Set to revolutionize the retail experience in the ever-busy Eastleigh region, the mega project will host over 3,500 shops for both local and international brands.
The development, located in Eastleigh Nairobi bounded by General Waruinge Street to the South, is owned by Ten Commodities Wholesale Limited.
The project size covers 6.4 acres with a target built-up area of 85%. The property comprises of serviced plots for commercial, residential, and mixed-use as well as recreational and utility plots, landscaped areas, and infrastructure routes.

It also has a 2,000-person capacity mosque and a 1,000-person capacity event and conference hall. The facility will employ over 15,000 workers.
The mall, which also has entertainment facilities, as well as recreational facilities such as a gym, spas, and saunas seats a 130,000 sq meters.
BBS community stalls are located on the lower ground floor and the ground floor (entry-level). Each stall has an area of around 16m² which measures around 4m x 4m. The total number of stalls is expected to be between 1400 – 1500.
The mall will also have residential apartments. There will be 2 Bedroom Furnished Apartments – Floor Area / Unit: 90 – 100 m² with 2 en-suite Bedrooms and 3 Bedroom Unfurnished Apartments – Floor Area / Units: 150 – 170 m² with 3 en-suite Bedrooms for Type A and B apartments respectively Living/Lounge Area, Dining Area, Closed Kitchen, Laundry Area, Cloakroom (Powder Room) and a DSQ for Type B apartments.
A hospitality facility-hotel will also be on the premise. It is a Standard Business Hotel with a modern minimalist design approach to accommodate 130 to 150 Rooms.
An outpatient hospital facility is integrated on the second floor. The facility shall provide consultation, pharmacies, laboratories, diagnosis, and treatment services for outpatients. It shall be serviced by an independent lobby, lifts, and ambulance bay at the entry level.
Some of the key objectives of the mall are to have a reliable online shopping platform with E-commerce capabilities and achieve and maintain outstanding customer service that will ensure an 80 percent customer retention rate.
This project was divided into two phases, and it is alleged that the first phase is 90 percent complete.
The second phase of the project, comprising the Hotel and Serviced Apartment Towers will begin once the first phase is wrapped up.
